Construction

  • Client-Side Management of the construction phase of the development.

  • Manage construction implementation for conformity with the approved design, including the following;

  • Undertake periodic site inspections of work in progress regarding design, quality, workmanship and performance against the construction documents and include in monthly project reports.

  • Monitor and report on progress and options for acceleration as required.

  • Respond to ‘Requests for Information RFI’s or clarification requests and ensure all issues are addressed promptly.

  • Provide site instructions to clarify the design intent where required, in consultation with the Client and Design Team.

  • Attend periodic site meetings and integrate with the contractor, design team, consultants.

  • Assess progress payment claims and issue progress payment certificates for approval.

  • Assess variations and obtain client approval, issue variation instructions to the contractor.

  • Assess extension of time claims, monitor against the overall program and provide notices.

  • Undertake incomplete works & defects inspection, prepare list prior to practical completion.

  • Inspection rectification works and issue Notice of Practical Completion.

  • Coordinate documentation required for Certificate of Classification and final building approval.

  • Confirm and certify all defects liability obligations have been rectified and discharged.

  • Request Building Operations & Maintenance Manuals from contractor and ensure all warranties, guarantees, certificates, and as-constructed information is provided.

  • Review and report on defects rectification during ‘Defects Liability Period’.

  • Obtain release of all claims from the contractor.

  • Prepare and issue ‘Final Statement’ including reconciliation of contract payments, variations, provisional sums, retention monies and any other related claims.

  • Issue Final Certificate.

  • Provide Monthly Project Reports to the Client, Design Team and other stakeholders.
